In August 2007, the developer turned over our 352-unit property to an owner-elected board of directors consisting of myself and two others.  The three of us were all business professionals, but none of us had any particular expertise in property management or building repair.  We inherited more numerous and more severe roof leaks and structural problems than we could have imagined.

In October 2007, after getting something of a handle on the association's finances and putting a halt to the unsupervised remedial work that the developer had begun, we hired you to perform a comprehensive review of our buildings and to develop a plan for repairing the problems.  In November 2007, you crawled over, under and through every building on our property and presented us detailed reports with extensive documentation and photographs of the building deficiencies.

By early December 2007, you had given us all the materials we needed-including an estimated budget that turned out to be astonishingly accurate-to bid the project out for repair.  Over the next year and a half, as South Coast Renovations executed your repair plan, you performed valuable oversight that South Coast's president has told me was an invaluable contributor to the success of the project.
