The above photo represents a problematic substrate. Foil was discovered behind the cladding. This can give a false high moisture reading.

The substrate in the above photo is Dow Blueboard. The EIFS is a PI system. There was a 30% moisture reading taken in this area and the substrate was soft. An advantage to blueboard is that it's waterproof. There was moisture between the PI system and the Dow Blueboard, but as you can see, no wood rot on the interior. High moisture areas should be inspected.
