There has been a dramatic increase in media coverage across the country concerning mold.  As a result, mold has become a serious risk management problem for REALTORS.

Mold causes health reactions including sinus troubles, headaches, body aches, flu-like symptoms and irritation of the eyes, nose and throat.  In extreme cases, asthma, scarred lungs and neurological disorders have been seen.  Mold also can cause structural problems in homes.

By using a home inspector who can identify mold problems, you protect yourself and your company from future liability and your clients from future health problems.

Some mold problems are obvious because they are seen.  In this case, swab testing should be done to determine the type of mold.  Sometimes mold problems are not so obvious.  Mold can be found underneath wallpaper and baseboards, behind walls, or other areas you can’t see, such as the ducts of a heating/cooling system.  In these cases the only way to know if mold spores are present is to conduct air sampling to detect the presence of these spores in the home.

Mold is found everywhere in nature.  It is probably surprising to know that when you step outside, you are breathing in mold spores.  The difference is that outside, the mold spores are less likely to have harmful ill-effects unlike those found indoors.  As you can see (above) this is a door inside a home that was covered in mold due to moisture issues.  While this case involves "obvious" signs of mold infestation which can be seen by the naked eye, the more dangerous cases involve the mold you can't see.
Above is an example of what you "can't see."  While performing a forensic inspection of a wall cavity with suspected moisture intrusion issues, it was discovered that mold growth was occurring on the substrate beneath the exterior cladding system.  These mold spores will travel throughout the interior of the building and you won't even know they are there.  Indoor air quality is affected by this type of "unseen" mold.  Indoor air quality tests are a great way to determine the amount of mold spores that could be present in your indoor air without you even knowing it.  An indoor air quality test is a simple and inexpensive procedure which can give you peace of mind in knowing what is in the air you are breathing.
